Peter Riguardi
Chairman and President, New York Tri-State Region


Peter Riguardi leads all JLL operations in New York, New Jersey and Connecticut. He is responsible for broadening the company’s local platform by developing key client relationships, leading major projects, maintaining senior real estate industry contacts and political relationships, and recruiting new talent. He oversees a team of almost 2,700 professionals in seven offices throughout the Tri-state area. Riguardi developed and implemented a program to expand the New York leasing and brokerage business, retail brokerage business, investment sales. Under Riguardi's leadership, JLL has been instrumental to the green building movement in New York City. In 2007, they led the groundbreaking retrofit of the Empire State Building which led to a 38 percent reduction in energy consumption of this historic building.

What is Green Professional Building Skills Training: GPRO?

The GPRO training program is designed for experienced building professionals who seek to integrate green practices into their core knowledge of the trade. 
GPRO Operations & Maintenance Essentials is intended for building operators and engineers, as well as a much wider but equally important variety of personnel whose roles range from
facility managers to cleaning coordinators and purchasing managers.

The types of buildings addressed range from multifamily residential to high-rise commercial to industrial. To date, Urban Green has trained over 13,000 building operators, managers, architects, engineers, contractors and tradespeople to understand and use a more systemic approach to building energy use. Our courses teach practical strategies that experienced professionals can use in their daily work to improve the performance of their projects.

What are the requirements to be a GPRO Instructor?

GPRO seeks qualified Instructor Applicants who meet the following criteria:

  • At least 5 years of experience in building operations (or related experience) 

  • Passion for sustainability

Additional preferred qualifications: 

  • Experience with adult education 

  • Construction training experience 

  • Knowledge of green building

Part A: Fundamentals of Building Green (4 hours)

  • Economic and health benefits from green buildings
  • Causes and impacts of a changing climate
  • Transitioning to sustainable operations
  • Complying with green codes and standards
  • Understanding LEED
  • Overview of green building strategies
  • The importance of commissioning

Part B: Operations & Maintenance Essentials (8 hours)

  • Using building metrics to improve performance
  • Improving the building envelope for a healthier building
  • Reducing water use
  • Employing strategies for efficient and cost-effective heating and cooling systems
  • Managing lighting to minimize energy use while maintaining lighting quality
  • Maintaining indoor air quality for tenant comfort
  • Reducing waste
  • Understanding new NYC energy auditing and retro-commissioning requirements

Continuing Education Credits

GPRO O&M qualifies for 12 GBCI Continuing Education credits (non-LEED specific) and 12 AIA Continuing Education Credits: HSW/SD. For more information see www.gpro.org/faqs.

Design Leadership Forum

The Design Leadership Forum will address the proliferation of green rating systems and their complexities:

Are there too many rating systems, and are clients confused by the number and complexities of those systems?
Are green rating systems helping to produce more environmentally responsible designs?
Have updated building codes rendered green rating systems less relevant? 

The Forum is a new voice for harnessing the wisdom of New York City’s best design thinkers and practitioners. Through a series of workshops and published findings, the Forum brings the unique perspective of our industry to bear on critical issues facing the city, especially as they relate to climate change.

This event will combine brief presentations by three thought leaders (below) followed by a facilitated discussion. The consensus from this forum will be published in a white paper and communicated to leading certification organizations.

Executive Vice President and Chief Executive of Metro New York, AECOM

Chris WardChris Ward is the Executive Vice President and Chief Executive of Metro New York, for AECOM, a fully integrated infrastructure and support services firm with the ability to design, build, finance and operate infrastructure assets globally. In this role, Ward leads strategic growth and profitability of the Design and Consulting Services group in the New York City Metro area. His areas of responsibility include transportation, water and wastewater, environment, power and buildings, and encompasses more than 1,600 architects, engineers, scientists and support staff. His 30-plus-year career in infrastructure and government comprises experience in both the public and the private sectors, including a successful tenure at the Port Authority of New York and New Jersey, where he led the World Trade Center rebuilding effort and executed the turnaround at the site by implementing creative engineering solutions.
